What types of fees do residents pay?

Residents pay a Residency License Fee (RLF) which entitles you to the “life-right” to live in your apartment or villa for as long as you choose. The amount of the RLF varies depending on the size of the apartment or villa. Up to 90 percent of the RLF is refundable after you leave FPI, depending on how long you have lived in the unit and when your unit is transferred to another resident. In addition, residents pay a Monthly Service Fee (MSF). The MSF depends on the size of the unit and the number of occupants. The amenities included in the apartment MSF’s include most meals and light housekeeping. See the amenities listed under Apartments and Villas for details.

A limited number of Apartment units are available for leasing without paying the Residency License Fee (RLF). The lease requirements include a non-refundable Entrance Fee and a larger Monthly Service Fee. Call for more details.

One of the most common compliments heard from our FPI residents is the “value for the money.” We think you will agree when you compare our costs and amenities with those of other retirement centers.

What about meals?

Fletcher Park Inn provides a daily meal at the noon hour. The meal includes three entrees: vegetarian, vegan, and meat plus a large salad bar, vegetables, soup, bread, and dessert. The noon meal is included in the Monthly Service Fee (MSF) for apartment residents. Villa residents may eat in the dining room for a minimal charge. A “soup supper” is provided to both apartment and villa residents without charge.

Do the residents enjoy living there?

Probably the most unique part of Fletcher Park Inn is the caring, family environment. The residents have developed genuine and caring family relationships with each other that management could never have created. It is common for our residents to enjoy social outings together, dine with new and old friends, and share in recreational activities. Being bored at FPI is not an option!

What are the requirements to become an FPI resident?

The minimum age requirement is 55 and you must be able to carry out your daily living activities.

What if I haven’t sold my home yet?

With the economy as it is today, this is a common dilemma for many retirees. We suggest you put a $1,000 deposit on the FPI unit you want which gives you the “Right of First Refusal.” Your deposit will hold the unit for you until we have an offer from another retiree. We will call you when we receive another offer and you will have three business days to decline or exercise your option to pay the Residency License Agreement. If you do not exercise your “buy” option and the unit is sold, you will retain your place on the “Right-of-First Refusal” list. Your $1,000 deposit can be applied when you move-in or refunded at your request.

What if we need extra assistance while living at FPI?

Fletcher Park Inn residents have the option of hiring in-home care providers, either private or agency of their choice, to help them as needed. Our 24-hour emergency call system provides around-the-clock access to emergency help, by one of our staff members, to assess if professional help is needed.

What about pets in the Villas?

Domestic pets are permitted in the villas, subject to approval by Administration. Dogs are not permitted in the apartments and other pets are subject to approval by Administration.
